Sustainable design concepts manifest themselves through the minimal use of artificial lighting, recycling of water, and using energy-efficient concepts in buildings, right from luminaries to the building materials.  One Avighna Park is a true mark of sustainable design, with green elements incorporated into every aspect of its design: from the crown of the building and the podium gardens to the lawns, eco decks outside apartments, and exclusive landscaped water bodies.

Design Intent

The aim was to design a high-rise structure that commits itself to the environment. Being the brainchild of a premium group of developers, a perfect marriage between design and functionality had to be achieved to ensure the project was aesthetically pleasing and high on performance.

This was made possible with an intelligent and environmentally sensitive sustainable design – in particular – through the right orientation of the building for cross ventilation, solar panels, STP, energy resources, and provision of wind mills.

Role of Glass

After an extensive daylighting analysis, Saint-Gobain’s KT 440 Nano series glass was chosen. Since this is a high-performance coated glass with advanced energy-efficient solar control and thermal insulation properties (low e) properties, it was the ideal sustainable glazing solution. In addition, its neutral appearance made it aesthetically appealing and helped reduce energy consumption.

Other Green Features

With large windows that allow in extra light, efficiency was reduced to a minimum cost. Thermal insulation from double-glazed glass also reduced the air conditioning load; along with this, solar panels played an all-inclusive role in producing renewable energy for the building’s use.

Awards and recognition

This project is also the first residential high-rise development in Mumbai to be pre-certified with a Platinum rating by the Indian Green Building Council (IGBC). It has won several awards at the International Asia Pacific Property Awards, 2012.
